The role of the Project Manager is to manage construction process for multiple projects. The project Manager is responsible for the overall management, completion and financial outcome of construction projects to ensure projects are executed as desired, on time, and within budget, providing superior quality as well as minting customer and vendor relations.

Job Functions:
Optimize project materials and processes for our interests.
Direct activities related to contract administration, change orders, submittals, procurement, project financial projections and schedule requirements
Meet with the Contracts Estimator prior to creation of the Work Order to confirm the scope of work
Create Work Orders.
Prepare corrected quantity take-offs and material pricing and projected labor.
Budget and schedule development and ongoing associated reporting.
Schedule Values Development.
Manage and coordinate submittal requirements and ensure their execution.
Order Materials
Manage and coordinate labor and equipment procurement.
Maintain project documentation that would including but not limited to: progress reports, submittals, invoicing, purchase orders, schedules, RFIs, sub-contracts, change orders and associated logs.
Manage meetings for internal clients.
Manage collection and recording of correspondence, schedules and costs, and billings.
Review of invoices and maintenance of cost tracking for reporting purposes
Be responsible for contract administration and processing per clients requirements
Order engineering and or permits if required.
Coordinate subcontractor bids and quotes and contracts.
Attend other project meetings as required.
Develop and maintain customer and vendor relationships
Prepare, analyze and review Job Cost Reporting and Change Orders

Skills and Qualifications Required:
Knowledge and understanding of general and subcontract documents including architectural and structural drawings and specifications, process RFI’s and other correspondence.

Required Education and Experience
1. Bachelor’s degree in architecture or construction science/construction management.
2. Minimum of two years related experience in commercial, residential and/or institutional projects (preferably with a subcontractor).

Work Environment
This job typically operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
This position may also require work on project job sites. This may entail working in a job trailer, and/or accessing various areas of the jobsite via scaffolding, lifts or other means to review field conditions.

Physical Demands
This is a largely sedentary role; however, some filing is required. This position requires the ability to lift files, open filing cabinets and bend or stand as necessary. The ability to walk upstairs may also be required.

This position requires some work on job sites and requires the ability to navigate jobsite hazards safely. This may include use of scaffolding, ladders, etc. to review conditions in the field.

This is a full-time position. Days of work are Monday through Friday.
